What is a Landlords Electrical Safety Certificate?

As a landlord of a rental property in Axminster, the safety of the tenants in your care is paramount.

An essential piece of documentation you need to have as a landlord is an electrical safety certificate, also known as an EICR. This would be issued by electricians such as ourselves at Tyne Electrical Services. We would only issue an Electrical safety certificate after a thorough inspection of the property to deem that the electrical installation and wiring is safe for your tenants. 
The good news is that once your property has been issued the electrical safety certificate, the property is considered to be electrically safe for 5 years from the date the certificate was issued.

As a landlord, why do I need an electrical safety certificate?

Electrical faults within a domestic property are all too common, if left undetected, electric faults can escalate and cause major damage to the property due to fires. Most importantly, electrical faults can lead to electrocution which is more common than you think.

Although this type of certificate is referred to as an electrical safety certificate, electric safety checks or landlord safety certificate, the official term for this document is ‘Electrical Installation Condition Report’ or EICR.

As a landlord, an EICR demonstrates the responsibility you have taken as a landlord in protecting your property from electrical faults and failures.

A property which has been issued an EICR is more appealing to tenants and provides the reassurance that their home is electrically safe.

What happens during a landlord's electrical safety check?

With over 20 years experience in the electrical field, Tyne Electrical are all too aware of the disruptions caused by any construction or electrical work taking place on your property.

We aim to complete any electrical services as quickly as possible, so that you can get your property rented out as soon as possible.

During the electrical safety check investigation, I thoroughly investigate anything electrical that is a permanent feature of your Axminster property, these features include:

  • Checking all plug sockets, especially any shaving sockets.
  • Checking the main consumer unit and all its components.
  • Check all light features, we check the switches and actual light fittings.
  • Do you have any additional electrical appliances such as solar panels or  storage heaters? We check these too.

If during any investigations, electrical faults or failures are found, these will be recorded alongside a classification code which indicates the severity of the hazard.

Code 1 (C1) Indicates a high risk of injury. As an electrician it is my job to make sure this hazard is safe before I leave the property. The cause of such major faults will need to be rectified before the property can be classed as ‘safe’ for tenants.

Code 2 (C2) suggests a fault is potentially dangerous, as a landlord you will have 28 days to rectify the fault.

Finally, Code 3 (C3) suggests that I have noticed an improvement that could be made but this may not be a requirement. This code suggested that an electrical issue could be made safer.
